Regional specificity: 48 cities, nine counties, one region

Regional specificity is the first of the two factors that won the 2026 award. Here is what it consists of.

Top Business Awards US wrote that Bay Area AEO publishes dedicated pages for each Bay Area region and for named cities within them, including Santa Rosa, Oakland, San Jose and San Mateo, “so its coverage area is checkable rather than a generic claim.” This essay counts that coverage and explains why it matters for AI SEO.

The map

The agency divides the Bay Area into San Francisco and four regions. The North Bay covers four counties: Marin, Sonoma, Napa, Solano. The South Bay is Santa Clara County. The East Bay covers Alameda and Contra Costa Counties. The Peninsula is San Mateo County. Together that is nine counties and 48 cities, with San Francisco broken down into 18 neighborhoods.

Why AI SEO needs city pages

An AI assistant answers the question it is asked, and local questions name places. “Contractor in the Oakland hills for a seismic retrofit” and “roof leak repair in San Jose before the rain” are different questions with different answers. When the assistant fans a question out into smaller searches, it looks for sources that match the place. An agency that has studied each city knows which questions get asked there and which local sources the assistant is likely to pull.

Each city page on the agency’s site carries the same set of local facts: an introduction to the city, a description of its business districts and customers, its neighborhoods, sample questions locals ask AI and an estimate of local AI use. Oakland’s page, for example, lists Temescal, Rockridge, Fruitvale, Jack London Square, Lake Merritt and the Oakland Hills among its neighborhoods, and starts from questions such as an Ethiopian restaurant in Temescal and a tenant rights lawyer in Oakland.

Each region asks differently

The agency’s regional summaries show why one approach would not fit all five areas. The North Bay mixes tourist destinations with close-knit local markets, so wineries need to appear in AI-built itineraries while plumbers in Vacaville need to appear for residents. The South Bay is where many of the AI tools now recommending local businesses were built, and its residents were early adopters who often ask ChatGPT, Gemini or Perplexity before Google. The East Bay is the largest and most varied market, from Oakland’s food scene to the Tri-Valley and the Delta. The Peninsula is full of high-value customers who ask AI before choosing a restaurant, doctor or contractor. San Francisco is one of the most competitive local markets in the country, with some of the earliest and heaviest AI users anywhere.

Local AI-use estimates

Every city page includes an estimate of how many local adults use AI chatbots, use one every day and read Google’s AI Overviews. Estimates published by Bay Area AEO according to Pew Research (June 2026); population from the California Department of Finance (January 2026); adult share from the U.S. Census Bureau's American Community Survey. The ten largest cities on the agency’s list show the scale.

Vallejo123,00098,20048,10023,60058,900

Those numbers give an owner a sense of the audience. In San Jose alone, the agency estimates about 382,000 adults use AI chatbots and about 468,000 read AI Overviews. In Santa Rosa, about 70,400 adults use chatbots. A business that is missing from those answers is missing a large share of its market.

Coverage a reader can check, city by city, was the first reason the issuer gave.

Beyond the named cities

The 48 named cities are where the agency publishes dedicated pages. Its FAQ adds that it works with businesses in smaller towns throughout the nine-county Bay Area. A business in Los Gatos, Danville or Los Altos, all of which appear in the agency’s sample niche questions, is inside the region it serves.
